As a Mechanical Maintenance Engineer, you will deliver high-quality planned preventative maintenance, reactive breakdown fault-finding, and minor installation works across a varied commercial estate.
This is a diverse, hands-on mechanical role where no two days are the same. We are looking for an all-round mechanical professional who combines strong HVAC/plant room engineering knowledge with extensive commercial plumbing and wet-works maintenance experience.
Key Responsibilities

Commercial Mechanical Maintenance: Execute daily PPM schedules, reactive repairs, and system overhauls on a wide range of commercial mechanical infrastructure, ensuring maximum asset uptime and SLA compliance.

Plant Room & HVAC Care: Monitor, service, and troubleshoot plant room equipment, including Air Handling Units (AHUs), fan coil units, pumps, booster sets, heating loops, and chilled water circuits.

Commercial Plumbing & Drainage: Take absolute ownership of commercial wet-works. Diagnose and repair defects across domestic and commercial hot/cold water systems, localized pipework pipelines, radiators, control valves, sanitaryware, and drainage networks.

Water Hygiene & L8 Compliance: Conduct statutory water hygiene testing, including temperature monitoring, automated system flushing, and thermostatic mixing valve (TMV) servicing in strict accordance with ACOP L8 guidelines.
Qualifications & Training:

Time-served mechanical engineering background with a recognized qualification (City & Guilds / NVQ Level 2 or 3 in Mechanical Engineering, Heating & Ventilation, or Commercial Plumbing).

Formal training in Water Hygiene / Legionella Awareness (ACOP L8) is highly desirable.

Hot Water Storage Systems (G3 Unvented) or an active CSCS Card is a major advantage.

A valid, clean UK Driving Licence is essential.
Experience Required:

Verifiable experience working as a Maintenance Engineer within a commercial facilities management environment (corporate offices, retail, hospitality, or public estates).

Strong, multi-trade competency in commercial plumbing installations, pipework repair, leak detection, and component changes (pumps, valves, actuators).

Confident ability to read mechanical drawings, schematics, and technical asset logbooks.

Meticulous eye for detail with a safety-first mindset and a professional, customer-focused approach when working in live tenant spaces.
